General Roofing Questions
How do I know if I need a new roof?
If you have persistent leaks, shingles with little to no granules, hail damage, continuous shingle blow-offs, or your roof is 15-20+ years old, a professional inspection is needed to determine if a full replacement is necessary
How long does a typical roof last?
Roof lifespans vary by material and wear. A 3-tab (flat looking) shingle may only last 10- 15 years, while a dimensional shingle may last 15-25 years or more. Premium materials like metal, shake, slate, and tile can last much longer. A roof that has experienced hail or wind damage may need to be replaced much sooner.
How long does it take to replace a roof?
Nearly all of our roof replacements are completed within 2 days, depending on the complexity of the roof. Average or small size roofs are typically completed in a day. Weather conditions and the type of material being installed can also affect project timelines.
How much does a new roof cost?
The cost of a new roof varies wildly depending on various factors (roof size, complexity, pitch, material type, condition of the decking, and more). Our average full roof replacement project costs between $7,000 and $18,000+ for asphalt shingles. We provide free inspections and estimates so you have an exact cost of what your project will cost with us.
Can I replace my roof in the winter?
Technically yes, although certain temperatures are required so that the shingles seal properly. Most asphalt shingles do not seal properly unless the temperature reaches a mid-40 degrees Fahrenheit. Some shingles can be installed in lower temperatures, and some require higher temperatures. We ensure your project meets the minimum temperature requirements so that it seals properly.
Do I need to replace my gutters when I replace my roof?
Replacing your gutters at the same time as your roof is not required but it is recommended, especially if your gutters are old or damaged. Replacing them simultaneously ensures the entire water management system is working perfectly and it can save you money on labor costs. Our team always assesses your gutters during a roof inspection and can give you an update on their condition.
What are the signs of roof damage?
Common signs of roof damage are missing shingles, granule loss (granules collecting in the gutters), leaks/water stains, and creased or curling shingles.
Is it better to repair or replace my roof?
Repairs are ideal for isolated damage like a blown off shingle, cracked pipe boot, or small leak. Replacements are best if damage is widespread, the roof has significant deterioration or damage, or the roof is nearing the end of its lifespan.
How many layers of shingles can a roof have?
Building codes allow for 2 layers of shingles on a roof. However, we always recommend completely tearing off the existing shingles and underlayments and installing new underlayments and shingles in their place. Having multiple roof layers can make it impossible to track down and repair leaks, difficult to replace any bad decking, and results in a shorter roof lifespan.
What is the best type of roofing material for my home?
Asphalt shingles offer the best balance of affordability and longevity for homeowners. We also highly recommend SBS-modified impact resistant shingles that can withstand hailstorms and last longer than typical asphalt shingles, resulting in a better long-term solution for a small increase in price. We also offer more premium materials that can last much longer and provide more curb appeal, but those come with a higher cost.
Inspection & Maintenance
How often should I have my roof inspected?
This depends on the age of your roof. If your roof is over 10 years old, we recommend getting it inspected every 2-3 years. Once your roof 15-20+ years old, we recommend getting your roof inspected yearly. We also HIGHLY recommend getting your roof inspected after each hail storm or significant wind storm. You only have a certain amount of time to file a claim after a storm event, and we will inspect your roof and document any damages for free.
What happens during a roof inspection?
Our inspector examines the roof surface for damage, checks roof penetrations to ensure the flashing is properly functioning, assesses the number of layers your roof has, examines edge metals, and looks for sign of wear on your gutters, siding, and chimney. If you have any leaks, we will track down where the leak is coming from.
Can you inspect my roof for free?
Yes! We provide free inspections and estimates for Roofing, Siding, Gutters, Windows, Insulation, Trim & More! The only time we charge for an estimate is if you are in the process of buying or selling the home in a real estate transaction and our fee for that is 200-250 for an inspection and quoting out any repairs. If you pay for an inspection for a real estate transaction, we credit that amount towards the work if you decide to get that done through us.
What maintenance does a roof require?
Typical asphalt roofs just require periodical debris removal from the roof and gutters (i.e. leaves, twigs, moss, bird’s nests, etc.). They also require preventative maintenance in the form of trimming tree branches or cutting down problematic dead trees that could fall onto the home, but overall maintenance on shingle roofs is minimal. Exposed fastener metal roof systems may require tightening fasteners every few years and other premium materials may require periodic cleaning.
How do I prevent roof leaks?
Keeping your gutters clear of leaves, maintaining proper insulation levels, using baffles to maintain airflow, and ensuring your soffit vents are clear can prevent most common leaks. Outside of that, regular inspections from a roofing contractor can catch any small issues (i.e. damaged pipe boot, missing shingle, flashing issues) before they turn into bigger problems.
What causes shingle damage?
Hail, wind, UV radiation, and debris are the most common culprits of shingle damage. Improper ventilation or installation can also cause rapid deterioration and shorten the lifespan of a roof.
Why are my shingles curling or cracking?
Typically, this is a sign of one of two possibilities: aging or attic ventilation. Over time, shingles age and deteriorate naturally, but this can be sped up by improper ventilation. If heat builds up in the attic, it can “bake” the shingles above, causing them to crack and blister.
How do I know if my attic ventilation is adequate?
Warning signs include unusually high energy bills, a stiflingly hot attic in the summer, or frost/condensation on attic rafters in the winter. If you see ice dams forming on your roof edges, your ventilation likely needs an upgrade.
Storm Damage & Insurance
How do I know if I have hail damage?
Hail damage is difficult to spot from the ground. But if you are looking at your roof, hail damage presents itself as small, round dents in shingles and a loss of granules. It also may feel soft the touch if the mat of the shingle was bruised or broken. You may also see small dents in gutters and downspouts, holes in window screens, and granules washed into your gutters.
What does wind damage look like on a roof?
Wind damage appears as missing, creased, or lifted shingles where the adhesive seal has been broken. Strong winds can also cause debris to fall onto your roof and cause damage.
Will my homeowner’s insurance cover roof damage?
Most homeowner insurance policies cover roof damage caused by wind, hail and falling trees. However, they do not cover regular wear and tear, deterioration from ventilation issues, damage caused by a lack of maintenance, and issues from improper installation.
Can you help with the insurance claim process?
Absolutely. We provide a detailed inspection report of damages, use chalk to highlight hail damage, attend your adjuster meeting to ensure damage is properly documented, and write up supplements for missed items and submit those to the insurance company.
How long do I have to file a roof insurance claim?
Most policies allow one year from the date of the storm to file a claim, however it is best to file the claim as soon as possible to prevent unnecessary damage. Waiting too long can make it difficult to prove the damage was caused by a specific event.
What if my claim is denied?
If your claim is denied, you are able to request for a reinspection with a different adjuster. We provide supplemental photos and documentation that can help you appeal the decision with your provider.
Should I call a roofer or my insurance company first?
We recommend calling a roofer first. A professional roof inspection allows you to confirm there is actual damage worth filing a claim over.
Roof Replacement Process
What happens on installation day?
Our site supervisor arrives around sunrise to install property protection that prevents damage to your windows, doors, landscaping, air conditioning units, outdoor furniture, driveway, and any other vulnerable areas. They will also do a quick walkaround with you to answer any questions and address any specific concerns you may have. Afterwards, our site supervisor verifies the materials match your order and does a walkaround with the crew to set proper expectations. Then the crew begins tear off and installation. At the end of the day, our crew cleans up and ensures all of the trash, debris, and nails are cleaned up. Our site supervisor will run a magnet rake multiple times around the property when they pick up the materials to ensure stray nails are collected.
Do I need to be home during the roof replacement?
No, you do not need to be home since the work is performed on the exterior. We do recommend being reachable by phone in case any hidden rot or decking issues pop up that may require your approval.
How loud is a roof replacement?
Roofing is a very loud process. It involves the sounds of power tools and shingles being thrown into the dumpster trailers. We highly suggest making arrangements for pets or family members who are sensitive to noise to be away from the home during the work day.
Will my landscaping be protected?
Yes! We go above and beyond to ensure your landscaping is protected from old shingles, nails, and any other debris. We use tarps, OSB, and specialized protection systems to ensure your landscaping will look good as new.
How do you protect my property during installation?
Beyond landscaping, we cover the driveway, move outdoor furniture (if necessary) and use a mixture of tarps, OSB, and special protection nets to protect the vulnerable areas of your home.
What kind of cleanup is included?
Our crew and site supervisor do a thorough cleanup at the end of each day of the project.
We also re-run magnet rakes at the end of the project to ensure stray nails are caught and collected. On average, we remove 10,000+ nails during a roof replacement. We catch and dispose of 99.9% of these but may miss up to a handful.
Will replacing my roof increase my home value?
Absolutely! A new roof is a phenomenal way to increase the value of your home. It increases curb appeal, energy efficiency, and provides a huge selling point for buyers.
Materials & Systems
What’s the difference between 3-tab and architectural shingles?
3-Tab shingles are flat, single-layered asphalt shingles. They are the cheapest option available. Architectural shingles (also called dimensional or laminated) are thicker, multi- layered shingles that are laminated together to create a stronger, heavier shingle that is more resistant to blow-offs and hail. Architectural shingles come with better warranties and have an enhanced lifespan.
Are metal roofs better than shingles?
Metal roofs tend to last longer than shingles, however asphalt shingles remain more popular due to a lower up-front cost and ease of repair.
What is underlayment and why is it important?
Underlayments come in two main forms: felt and adhesive. Adhesive underlayments (also known as Ice and Water Shield) create a waterproof barrier at your roof’s most vulnerable points (eaves, valleys, and penetrations). On the rest of the roof sits synthetic felt, which protects the decking from water damage and sheds water down to the ice and water shield, where it can run off over the drip edge and into the gutters. Underlayments are your roof’s last defense against pesky water intrusions.
What is flashing and why does it matter?
Flashing consists of thin metal pieces installed on chimneys, dormers, roof to wall intersections, (sometimes) valleys, and along the edges of the roof in the form of drip edge and gutter apron. It redirects water away from vulnerable areas and into the gutters to protect the home from intrusions.
What roofing brands do you use?
We are an Owens Corning Platinum Preferred contractor, their highest distinction that is only given to the highest quality contractors in the nation. We are also able to install other shingle brands upon request, such as GAF, Malarkey, and IKO. We maintain high-level certifications with each so that we can offer custom roofing solutions to homeowners.
What warranties come with the roof?
We offer good, better, best quotes for our roofing systems and offer Owens Corning’s top warranty, the Platinum Protection Lifetime Manufacturer & Workmanship Warranty, with both our better and best roofing systems. We are also able to upgrade our standard system to the enhanced warranty upon request.
What is a roofing system vs. just shingles?
Shingles are just one part of a roofing system. A full roofing system consists of several components: Insulation, decking, drip edge, gutter apron, ice and water shield, synthetic felt, shingles, ventilation, flashings, and hip and ridge cap. These components work together to form a roof system that withstands the weather to keep you and your home dry.

Do you offer financing?
Yes! We partner with Service Finance to offer various payment solutions to fit your budget. Our project managers are happy to run you through your options as we present the estimate.
What factors affect the cost of a roof?
Roof size, roof complexity, roof pitch, material type, condition of the decking, and other factors all contribute to the cost of a roof.
Do you provide written estimates?
Yes! We provide written estimates after your inspection has been completed. Most estimates are given in writing during your first appointment but a second appointment may be needed for a more complex project.
Are there hidden fees?
No hidden fees! Our only potential for a surprise cost is roof decking. Typically, we are able
to assess decking on-site during inspections and can predict how many sheets will be needed (if any) during installation. After tear-off, we inspect the top of the decking to ensure we replace any delaminated or rotten pieces. If any sheets need replaced, we charge ~$70 a sheet. This pricing is available on your contract on the signature page.
How do I compare roofing estimates?
Different roofing companies often use different brands and materials or offer different warranties. To compare estimates, you really need a line-by-line estimate of the materials and labor that go into the job. Then, you are able to compare what each estimate is offering. Some estimates may not include edge metals or underlayments. Some may have less durable materials. Some companies may be able to offer warranties that other companies cannot. Some estimates include more property protection or financing options than others. It is best to sit down with a roofing professional who can compare the line items and explain the differences to you in detail.
Commercial Roofing
What types of commercial roofing systems do you install?
We install various commercial systems including TPO, EPDM, PVC, Modified Bitumen, Metal, and Asphalt.
What is TPO roofing?
TPO roofs are a single-ply white membrane that is reflective and energy-efficient. It is heat-welded at the seams to create a watertight seal, making it one of the most popular choices for flat roof buildings.
How long does a flat roof last?
The lifespan of a flat roof depends on the materials. TPO and EPDM generally last 15-25+ years, while PVC can last over 30+ years. Regular maintenance and proper drainage are critical for a flat roof to reach its full potential.
Do you offer roof maintenance programs?
We offer services for HOA’s, Property Managers, and Commercial Businesses that include priority scheduling, next-day inspections (sometimes same-day), and regular repairs.
Can a commercial roof be restored instead of replaced?
If the underlying structure is intact and dry, we are often able to apply a roof coating to seal leaks. This is typically significantly cheaper than a full tear-off and can add a lot of life to an older roof.
Emergency & Repairs
Do you offer emergency roof repair?
Yes! We do our best to accommodate emergency repairs for critical issues like major leaks. Our priority is to prevent further damage and keep your home as dry as possible when an emergency pops up.
How fast can you respond after a storm?
For emergency events, we can typically arrive same-day to provide temporary protection. For non-emergency storm assessments, we typically arrive within 24-48 hours to provide a full inspection and estimate.
Can you tarp my roof?
Absolutely! We provide emergency tarping services to prevent further water damage to your home.
How much does a roof repair cost?
Minor repairs (replacing a few shingles or a pipe boot) typically cost $400 to $1000, depending on the severity of the issue. Larger repairs can range from $1000 to $5000+, depending on the issue.
Can a small leak cause major damage?
Yes. Even a tiny water leak can lead to rotted wood, compromised insulation, and mold rather quickly. The longer you wait to address a water leak, the more potential it has to cause further damage.
